L'immeuble qui a péri par cas fortuit, et sans la faute du donataire, n'est pas sujet à rapport.

Life lesson: If the gifted immovable was destroyed by accident and without the donee's fault, no collation is owed — fate absorbs the obligation.
Notes: Fortuitous loss exemption: immovable destroyed without donee's fault → no collation. Risk of loss falls on the succession. Cf. Code Napoléon Art. 855.
