La stipulation, quoique expresse, qui charge le fermier des événemens majeurs, ne s'entend que de ceux ordinaires, tels que le feu du ciel et coulages, et non des cas extraordinaires, tels que la guerre, inondation ou débordement, qui ne sont pas ordinaires, à moins que la clause ne porte tous événemens majeurs, prévus et non prévus.
