Si, au contraire, le trouble provient de la suite d'une action relative au fonds de la chose louée, les fermiers ou locataires auront droit à une diminution proportionnée sur le prix du bail, pourvu qu'ils aient donné connaissance au propriétaire du trouble et de l'empêchement porté à leur jouissance.

Life lesson: If a legal claim against the property disrupts your lease, you get a rent reduction — as long as you told the landlord about it.
Notes: Legal disturbance (action on the fonds): lessee entitled to proportionate rent reduction. Condition: must notify lessor. Distinguished from mere trespass (Art. 1139).
