Chapitre I: De l'Usufruit (On Usufruct)

Si les droits de l'usufruitier ne s'étendent que sur un bâtiment, et que ce bâtiment soit détruit par un accident ou toute autre force majeure ou imprévue, si même il a péri de vétusté, l'usufruitier ne pourra jouir ni du terrain sur lequel le bâtiment était construit, ni des matériaux provenant de ses débris; mais si les droits de l'usufruitier reposaient sur un domaine dont le bâtiment faisait partie, la jouissance du sol et des matériaux revient de plein droit à l'usufruitier.

Life lesson: If your usufruct covers only the building, and it falls — you lose both land and rubble. But if the building was merely part of a larger estate, you keep the land and the debris. The scope of the grant determines what survives destruction.
Notes: Building-only usufruct: destruction → no right to land or materials. Estate usufruct (building as part): destruction → usufructuary retains land and materials. Critical distinction: scope of original grant determines post-destruction rights. Cf. Code Napoléon Art. 624.
