Lorsque les réparations ci-dessus détaillées sont occasionnées par vieillesse ou force majeure, elles cessent d'être à la charge du locataire.

Life lesson: If the wear is from old age or an act of God, the tenant doesn't have to fix it.
Notes: Exception to tenant repair obligation: deterioration from vetusté (age) or force majeure shifts burden back to lessor.
