Si par un événement majeur, il arrive un incendie ou même par vice de construction, ou que le feu ait été communiqué par une maison voisine, le preneur n'en est pas tenu, mais dans tout autre cas il en répond ; il doit en conséquence, lors d'un incendie, faire preuve de la manière qu'il est arrivé.

Life lesson: A fire isn't your fault if it was an act of God, a construction defect, or spread from a neighbor — but in every other case, you must prove how it started.
Notes: Fire liability: lessee exempt if force majeure, construction defect, or neighboring house. Otherwise lessee liable. Burden of proof on lessee to establish cause.
